1. Agreement to Terms

By accessing or using aqarratti at www.aqarratti.com, you agree to be bound by these Terms of Use. If you do not agree to these Terms, do not use the Platform. These Terms constitute a legally binding agreement between you and Trivos Labs FZCO.

2. Description of Service

aqarratti is a property management platform specifically designed for the UAE real estate market. The Service includes:

• Multi-property and multi-landlord management
• Lease and tenant management
• AI-powered Ejari contract processing using Amazon Bedrock
• Payment tracking and cheque management
• Parking space management
• Maintenance request tracking
• Document storage and management
• Reporting and analytics

3. User Eligibility

To use aqarratti, you must:

• Be at least 18 years of age
• Have legal capacity to enter into contracts
• Be a property owner, property manager, or authorized representative in the UAE
• Provide accurate and complete registration information
• Comply with all applicable UAE laws and regulations

• Subscriptions are billed annually or monthly as selected
• Payments are due in advance
• All prices are in UAE Dirhams (AED)
• Prices exclude VAT where applicable

5. Acceptable Use

You agree NOT to:

• Violate any UAE laws or regulations
• Upload false, misleading, or fraudulent information
• Attempt to gain unauthorized access to the Platform
• Use the Platform for any illegal purpose
• Share your account credentials with unauthorized users
• Interfere with the Platform's operation or security

6. AI Processing and Data Accuracy

We use Amazon Bedrock AI to extract data from Ejari contracts. AI processing is provided "as-is" and may contain errors. You are responsible for reviewing and verifying all extracted data. We do not guarantee 100% accuracy of AI-extracted information.

7. User Content and Data

You retain ownership of all content and data you upload. By uploading content, you grant us a limited license to store, process, and display your content to provide the Service. You are solely responsible for the accuracy and legality of your content.

8. Intellectual Property

The Platform, including its design, code, features, and content, is owned by Trivos Labs FZCO and protected by UAE and international intellectual property laws. The aqarratti name and logo are trademarks of Trivos Labs FZCO.

9. Limitation of Liability

The Platform is provided "AS IS" and "AS AVAILABLE" without warranties. To the maximum extent permitted by UAE law:

• Our total liability shall not exceed the amount you paid in the 12 months preceding the claim
• We are not liable for indirect, incidental, or consequential damages
• We are not liable for data loss (you must maintain backups)

10. Termination

You may cancel your subscription at any time. We may suspend or terminate your account if you violate these Terms. Upon termination, you may download your data within 30 days.

11. Governing Law

These Terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Any disputes shall be resolved in the courts of Dubai, UAE.

We reserve the right to modify these Terms at any time. Changes will be effective upon posting on the Platform and email notification to registered users. Continued use after changes constitutes acceptance of modified Terms.
